  Alrighty, if you're still with me, I'd love to quickly introduce myself in case we haven't met before. However, instead of writing paragraphs and paragraphs about my life story I thought I'd give you a quick pictorial snapshot of my journey…

Over the last 24 months, I have been so busy helping people get out of bad deals and other issues that I hardly had any time to do anything else. Even my own investing suffered as I searched for a solution to the finance and cashflow issues facing us all.

As you can imagine, along the way I've had my own ups and downs, so while we're looking back on the past couple of years anyway, let me share with you a few war stories from my journey…

WAR STORY # 1
I purchased a property for $1.5 million unconditionally with an unconditional on-sell. However, my buyer failed to settle and then fled the country. I did the right thing and settled the property incurring a monthly loss of $15,000 and 12 months later sold the property at a $700,000 loss
WAR STORY # 2
I purchased a property from a known source, so was slightly slack on my normal due diligence. It turned out I was being stitched up and ended up spending over $30,000 fixing hidden faults and fighting with local council, the final result being a 35% reduction in income from the property
WAR STORY # 3
Early this year I warned several clients against particular off the plan projects but my suggestions were ignored:

Result 1 - A $350,000 loan on an apartment that is now
worth $45 ,000

Result 2 - $900,000 in loans on 2 apartments, but can’t sell them for $500,000

WAR STORY # 4
I went unconditional on a property for a friend who was going to buy the deal. He then failed to commit and I couldn’t get finance due to the credit crunch, so I said goodbye to my $175,000 deposit.


As you can see, despite all of my success I still make mistakes. I have learned though that failing is learning and in the current climate there are a number of low risk strategies that can keep people safe and help them recover from the recent past. And hey I guess part of my job as an educator is to make the mistakes and learn the hard lessons so you don't have to! So what exactly is it I am so excited about??
